Terminating letting agreement early

    I moved into a house share situation in mid-July, taking over the time left on a letting agreement a previous tenant had, which expires 31st January 2016.

    Deposit was paid, names on the paperwork were changed with a lady who works for the landlord and duly signed.

    It looks like I'll be moving house in mid December. My question is, am I obliged to pay up until end of January, or can I give 28 days notice (say the full month of December) and save myself having to pay rent in two places for the month of January?

    If I am bound to pay, then so be it, I will. But obviously I'm just investigating to see can I save myself paying out 500 euro unnecessarily.

    You owe rent so long as the room is unoccupied. You can do as you have previously been a part of and re assign the lease to someone else. This will allow you to move without owing the rent.

    If you leave without finding a replacement then you will owe rent while the landlord finds a new tenant to replace you up until the end of the lease. Depending on where you are in the country this could take more than the month or it could take a few days but the landlord has to act as fast as possible to find a replacement, any time wasted due to the landlord will not fall on you.

    Thanks Salamanca. I thought this would be the case alright. Probably a tough task to find someone to take a place for a month.. The landlord has said that rent will be increasing from 1st February, when new leases are due to be signed.
