    I moved into a studio apartment and have been here 22 months but only signed a one year lease. The letting agent wants to increase the rent and sign another one year contract. Do I lose any benefits related to tenancy by signing a new one year lease?

    Check your lease for any changes,

    I would guess not apart from you won't leave for 12 months and you will pay the higher rent

    You don't need to sign a new lease as you have Part IV rights, but even if you do it doesn't over-ride the rights provided.

    Rent can be raised without a new lease.
