Changing plans of house

    Am looking at a site which has planning for house until summer 2017 but don't like style of house and would be looking to increase size from 2,000 to 2,500 sq foot. Just wondering how easy or difficult it is to change plans and am I restricted with plan of house I can go for?
    Site is 0.75 of an acre and there seems to be a wide range of house styles nearby. Also where do people look to find house plans when trying to decide? Remember people using books years ago but guessing there's lots of places online now or would you go onto planning website to get ideas from other houses in locality

    You will need to make a new Planning Application from scratch. Do it asap and at least before the original application expires.

    I thought you could do a change of house plans only and a full application (EPA etc) was not required . When did the new EPA rules come in 2009?

    The OP is looking to change the area, floor plan and look of the house. A new planning application is required.

    You might be able to argue that the calculations for the existing house is sufficient but you would have to provide up to date calculations to demonstrate this I would imagine.

    You'll have to get an arch tech or an architect for ideas on house design unless you have CAD skills yourself OP
    Have a look online for inspiration - I find the websites that sell stone (quarries) often have loads of photos of new builds on them, or websites of builders
    Also the self build magazine or other interior magazine

    For a planning application, once the drawings are to scale, that's the only requirement. I have come across a few that were obviously some generic print-off from wherever. Building regulations or obviously the build portion have much stricter set of standards including minimum qualifications and this is where the detailed drawings come in. Regarding the septic tank etc. the standards have been the same since 2009 and providing the loading to the septic tank is the same or less, you can use the same info but best to check with the local council first. Say you had 4 double bedrooms in the original and are now proposing 4 double bedrooms the loading is the same. Common enough for change of house plans to what originally was approved.

    The only place you need to mix the 2 is the proposed site plan where you have to show the new house on the site. That will require a bit of mixing between the "Internet plans" and the "in the ground" plans.
