Retention for side passage

    I think this post belongs here. Apologies mods if I got it wrong.

    Anyway....Going to apply for retention on my utility room/side passage of my house. I live on a corner site with neighbours to one side and a path, road into a cul de sac on my other side. The side passage adjoins said wall. Basically, was a side passage and roof was stuck on and now acts as home to washing machine etc. It's the length of the house so a decent space and priceless really. Dump everything in there, close the door and forget about it.

    Anyway, any body on here with planning knowledge care to comment on whether the co co will see this as an issue or should it be straightforward? It doesn't affect any neighbours and is very discreet. Very quiet, settled neighbourhood and would hate to think there'd be a busy body who'd stick their beek in. But we all know they exist.

    Depends on location and the nature of the extension that's there. Does it match with the house. Does it take away from the character of the streetscape etc

    Nobody can give you a 100% answer without a picture maybe.

    Where are you based?

    A retention app, as you probably know is a full on application, newspaper, site notice, drawings etc and it costs are in the high hundreds at the low end. Just so you are aware.

    Hi, thanks for the reply. Yes, absolutely matches the house and as said it's very discreet. Can't see how anybody would believe it takes away from the streetscape given it impinges on nobody and is effectively part of my house. Just a side passage with a roof! Only real concern being the roof links the external, for want of better description, path wall to my house.

    I am based in north dublin.

    Happy to post a photo later if it will help get a clearer idea for those educated in the area here.

    Aware of all that goes with an application. Let the good times roll!

    Sounds to me like you have effectivelly built an awning or canopy to the side of your house.

    This may be considered exempt development provided it meets certain criteria regarding size (area inclusive of previous extensions), height, finishes, to name a few.

    Hi,
    How did you get on with your neighbours? I am looking to do the same ish (cover the side passage in the hopes of using it as a gym). Did you find any guidelines relating to roofing a side passage of a house and use of proper materials. If you have any tips I would be delighted to hear. Hope you had success with yours.
