Change to mains over septic tank

    I am currently looking at a house to buy with planning for a septic tank and percolation area which already is in place. The current owner wants the house hooked up to the mains which were put in after the house went up as he wants to devide the land and use the area where the percolation area is himself. Im not aware of any orders for him to do so and as far as i am aware the septic tank works as advertised. I also heard from another home owner that no other houses will be allowed on the mains as it is to capacity. I was on the epa website and have read up on requirements but im still unsure how to proceed. Any advice? What is allowed to be done on land over percolation sites if any? Is this a council decision to make? Any help appreciated.

    Percolation area cannot be touched or built on for obvious reasons. As for connecting to mains, talk to the water services section in the Council

    In general councils usually wouldn't have a problem with the mains connection subject to paying appropriate fees etc. Your point re the local treatment plant being over capacity may affect this however.

    Also the original planning permission for the house was for the full site including the area where the percolation area is situated and you absolutely have to buy the site on which the house has planning or you will put yourself n awful trouble down the road. The solution for the owner is to:

    1. Apply for and obtain a mains connection.
    2. Install mains connection.
    3. Apply for planning permission for a change of boundary (might be difficult to get).
    4. Sell you the house on the now reduced site - assuming you still want to buy it on a much smaller site.

    If you are a potential purchaser none of this is your problem. Either tell the vendor that you're only interested in it as is or else tell him you might be interested in the smaller site but only when he carries out steps 1-3 above.

    I doubt the vendor realises that a new PP will be required and I'd say his outlook might change when he finds out.
