What happens if title deeds are missing?

We went sale agreed on a house around 3 weeks ago but so far nothing has come through from the seller's solicitor contract-wise; we were told initially they were waiting on the title deeds. Our solicitor chased it up today and has just emailed us to say that it looks like the deeds are missing. I am just wondering what the implications of this are, and how they can go missing in the first place as I thought the bank would have held them securely? Any help or advice would be greatly appreciated, thank you so much!

Deeds have to be reconstituted* costs a wee bit, dont think its your issue but it will hold up the sale. They are stored in vaults but have a tendency to go missing when on peoples desk (not malicous).

    *think thats the word.

The newer the house the less time it should take.

I think they say "reconstructed". At least that's the term used for a will that does not physically exist but to which witnesses do.

They may turn up yet. Three weeks is a heartbeat in solicitor-years. They may only have requested them last week and don't want to say this.
