    Hi All,

    Mediation didn't work out, so PRTB adjudication it is. I don't want to discuss this but want to ask, Landlord is now calling on the cell, texting and coming to the apartment (just to put things in the letter box) and 930 and 845 at night the emails and text 3 in total are now coming in at 445, 750 and 545 in the morning. This is seriously disrupting my life. Any advise?

    Report him to the Gardaí for harassment, but this would seriously escalate this situation, and problem destroy any relationship with them..

    I would normally agree with you but I am not sure that the garda would be able to do anything. And also I guess more I was asking if this is normal behavior in the context of a tenancy?
    I would think that text at least would be confined to normal hours bar emergency but it seems every text is also and email and every email is also a text.
    I am just lost and honestly scared in my own home.

    Firstly get a grip. It's an annoying bollox not an axe murder. While I sympathise everyone is terrified these days, and it cheapens people who are genuinely in distress. If you are genuinely in distress, see point proven. :pac:

    The guards will take an accusation of harassment seriously, if they don't ask to speak to someone higher. 90% of LLs simply need a word to be had and they'll back off. I would formally write to the landlord also and tell them to confine communication to email and 'proper' post and that texts should only be used in an emergency.

    Did you ever get your bank to confirm that the money did actually leave your account and end up in the correct account?

    The landlord seems to be nuts.

    Get your solicitor to warn him in writing to contact you thru your solicitor.

    If he persists in contacting you direct, injunct him.

    Life is too short for that sort of behaviour.

    yes, the LL is still saying the funds haven't reached his bank. My bank has tracked and traced to verify and can't do anything further.

    What is an injunct? Is that something done in court ?
    Can I go to court as I was advised that the PRTB is the place of recourse for these issues?

    Meet the LL at YOUR bank,bring the LL inside and confirm with your bank the money was sent to his acc.
    After confirming with your bank and if LL is still in disbelief go to his bank with details of transaction and see what they say.

    Then it's down to the banks to sort it if the money left your acc to the LL and never showed up.

    Request, in writing, that all communication be through standard mail. If he continues to harass you, which is what this sounds like, then contact the gardai.
