a3 zoned land north cork

    Hi

    We have just decided that we would like to sell our house and build our own home. It will take us 10 mths to save for a deposit. Our house was bought on the affordable housing scheme in 2009. We may make some profit but it won't be much.

    I am originally from a small village in north cork and have come across some nice land at a reasonable price that is a3 zoned. I know that you have to be from the area to be eligible to build on a3 zoned land.

    We are not really in a position to buy this land at the moment, (we could but it would take longer then to start building works) do you think we should approach the farmer and ask if he would hold it for us, (it has been for sale for 1 yr already) and make an application for outline permission. and then just save?

    there was planning on the site but it has since lapsed.

    or take out a personal loan and purchase the land but this would mean that we wouldn't be able to save as we would have to repay the loan first, but the land would be secured. would the bank consider the land purchased as part of the deposit.... logically i know the answer is no but i'm hoping that maybe it might be??

    First: pre-planning meeting with Council to see about principle of you getting planning on the site.
    Second: option to purchase agreement with landowner subject to planning.
