N00b - How to' help please. Planning permisson etc in Fingal area...

Hi guys, I have a site (inherited) that I once had planning for back in 2005, when I was 23, got the planning because fingal were finishing up giving out permissions in the area at the time (luckily) so it was a rushed job, and to be honest I didn't do it myself at all. The house I designed was great, nothing needs changing. So the planning came and went and I never built as I had no interest at all at the time.

Much older now and I'm thinking of getting planning done again but I (feel dumb here) have no idea on where to start. I looked at my area on a map a while ago via fingal website, it wasn't clear if my site could be built on or not, as there was so many colours in the legend for the area and weird descriptions. I do have water and electrics put into the site when others were building in the area at the time so that's all ok.

I guess, what I'm asking is, who do I talk to first? Fingal? Architect? How do I go about getting a good (and cheap) architect. Can I use the original plans I had the first time round but let the new architect change it a tiny bit? How much does it cost to get an architect to get all this done? How are Fingal Co Co to deal with now compared to boom times back then? Do they give out planning a little bit easier now-a-days?

Seriously, I'm so dumb with this kind of stuff and have no idea where to start. And I do know Fingal can be difficult when it comes to granting permission for sites in my area.

Any help and advice before I start on this would be a huge help!

Yup, I did. Someone over there suggested I post here instead, so I did. I'll ask a mod to merge the other one to here.
