Do I need planning to resto an old house?

    Hello Guys,

    We own an old house that is in very bad repair with a lot of dry rot in the floors, dampness and a leaky roof.

    If I was to get some major renovation work done such as new roof and rebuild some of the walls that are in bad condition would you need planning for that kind of thing?

    So long as I dont change the shape of the roof or the outside walls I can proceed with the work without the need to get planning permission?

    If I was to go ahead and level the building and rebuild it as it is currently, would I need planning then even if the shape/position/height of the structure wouldnt change?

    Either way probably needs planning. Is the shape and internal layout worth keeping? Are you going to add extension anyway? Would it be better to demolish the lot and start again from a cost perspective while say salvaging stones or other features into the new build? What is the local Council planning policy for repair, replacement, demolition etc of such old houses?

    Your engineer would probably tell you - you mightn't need planning to renovate you'd probably need it to level the place -
    Would you really limit yourself on what's a big outlay any way you go- just to avoid planning permission -
