Buying an apartment built during the boom

    Hi All,

    Im considering buying an apartment built during the boom. Given recent events, im concerned about build quality and regulatory compliance.

    Is there any way I can get some comfort here ? Will the engineers report cover this ?

    Any thoughts or advice appreciated !!

    You could get a surveyor to go with you on a viewing ,look at common area,s , firedoors ,service ducting.
    are they up to standard .re fire safety .
    There.s a limited amount an engineer can do,
    he,s not going to allowed drill into or open a wall space,
    if you buy a house you are allowed to do a full structural survey,
    before you buy it
    surveyor,looks at roof, goes inside attic etc .
    Maybe make an offer subject to a FULL structural survey of the apartment . An engineer is not going to be allowed to inspect the whole building.
    Just the apartment and maybe look at the common area,s and fire doors .
    And the car park if there is one .,inside the building.
    Do not pay 250plus euro for a survey unless they accept your offer ,
    eg unit is 130k, you have loan approval for 130k.
    I know some one bought 2 apartments near athlone ,
    built in 2002,
    theres no problem with those units,
    theres 200 apartments in that block.
    I would not pay for a survey unless i offer x amount ,my offer is accepted.
    i have a letter to say my offer has been accepted by the seller .
    Will an survey,engineers report cover the whole building,?
    will he be given acess to the roof,?
    can he check if the exterior, interior walls ,ceilings , comply with fire safety regulations.
    I don,t know .
