Non-resident landlord tax rate

    Hi

    Just setting up my first non-resident landlord / lease agreement.
    It's getting registered with PRTB and the tenant is paying 20% of the gross rent to revenue and declaring it on the correct form r185 for me, etc.

    I thought i seen somewhere as a non-resident my tax liability was 40%, but can't find this anywhere. Can anyone point me to a link which confirms one way or another?

    If it is 40%, could i just 'rent a room' scheme instead, if i still use it some weekends?

    (I have no other income in Ireland, if this is relevant)
