Legal right of way, how difficult to prove

    We are looking at buying a house which has a legal right of way over 2 people's land. Well as far as I know it's a legal, I've checked on the landdirect site.
    I understand this maybe an issue with the banks but how much of an issue would it be for a solicitor to prove that it is a legal right of way.

    WRT registered land, the relevant copy folio and filed plan together with the relevant copy instrument which created the right of way should show the necessary details.

    Realistically, these documents should be checked by a solicitor.

    A solicitor may advise you to hire an engineer to check access to the property against the right of way shown on the map, among other things.
