First time self-build

    Hi all,

    Been thinking of having a house built now for some time - it would be a fairly simple, traditionally designed bungalow - about 100 to 120 square metres. I'd have a budget all in, including the price of a site, of about €150,000. I know very little about building and certainly wouldn't have the skills to do much myself and so my question is, where would be the best place to start? Thanks in advance for any and all replies!

    Also You haven't said where or how much the site is? And Whether you live & work in rural Ireland? The best place to start would be to speak to an auctioneer and decide where you can afford - I'd suggest the site would want to be 10/15% of your budget and the house area reduced to meet your budget. Is planning, connections, utilities and professional fees included in your budget?

    Hi Bryan - thanks for your response. I'm currently based in Dungarvan and not originally from this neck of the woods so I'm looking for sites in structurally weak rural areas. My understanding of the planning regulations is that any application I make for planning permission in other areas would probably not be successful. I haven't actually located a site yet and will certainly take your advice and contact some local auctioneers. I was reckoning on spending somewhere in the region of about €30 to €40K for a site and the remainder on the build - this would have to cover all costs. I imagine these costs could vary quite substantially depending on the site?

    I would think you are nowhere near what is required with your budget. Even getting a site for what you hope (extremely unlikely) I would expect it to cost at least €100K before you lay a block when you take professional fees, cost of services, development contributions into account. It is still cheaper to buy a house than to build in rural areas so I would suggest you buy something that is liveable and has potential within your budget and look to renovate in the future.

    Geez! €100k sounds a bit on the steep side!!

    We built 2 years ago in the north west. Rough guide to what we paid:
    Development levy: around €4.5k (dependent on floor area if I remember correctly?)
    Electricity Connection: €1,800
    Water Connection: €750
    Solicitor Fees: €1,600
    Engineer: €4,000 (drawings and supervision) I think but we built under the old regulations as opposed to the new ones which cam in last year

    The biggest problem I would foresee is obtaining planning permission. If it's in a rural area, you need to satisfy some fairly stringent conditions. Look them up on whatever council's website where you're interested. Better still, talk to one of the planning officers in the area and they should be able to give you an idea as to whether or not you've any chance. Auctioneers will spin you any amount of sh*te you want to listen to saying how you could buy site cheaper not subject to planning and "sure, you'll have no bother getting planning afterwards!"
