How to find out if a house built in the country 70 years ago had planning permission?

    Relative currently selling their parents family home which was built circa 70 years ago. The purchasers are looking for confirmation that the property was built by said council for the area and didn't require planning permission and that all outhouses including pig houses etc. were part of the original construction (I'm presuming from this it means that house built by the County Councils back then did not require planning permission?), his parents eventually bought out the house in the early 80's and both are now deceased.

    The solicitor has come back to him saying that said County Council did not provide the relevant documents and that he would be required to employ an engineer to attain a certificate of compliance or a certificate of exemption. Does this seem right or is there anyway I can check on line etc. that could be able to confirm that said house was built by the County Council and was therefore exempt. This house had been left to the family on the death of the parents and this relative purchased each siblings share at market price less than 7 years ago, this however never was an issue back then, any advice or guidance would be appreciated, thanks

    The Planning Acts came into force here on 1.10.1964. There was some planning legislation in Dublin city from 1934, but nothing outside Dublin.

    Talk to your solicitor re a statutory declaration that the house was built before that date.

    Check in the Valuation Office 6 Ely Place Dublin if the house was valued for rating purposes. Rates were payable on all houses up to 1977

    Check the LR folio which would also indicate the date the house was built, altho' such registration might not take place for some years after it was first built.

    Nuac, thank you so much for your reply the house in question is outside of Dublin so would be covered. I will get him to talk to his solicitor (she's new in the office) unfortunately the solicitor he has dealt with for more than 35 years died last year (rip) so he finds it difficult to get an understanding of what the new lady has been telling him so I told him to ask her to send letters that way we could help him out, so that's where the query is coming for, thank you again for your reply.
