cost of an underground pass

    hello there

    was wondering if anyone on this forum knows the cost of putting in an underground pass , my widowed mother is retired but wants to bridge two bits of land on her farm as she feels it will increase the value of the property long term , she currently has her farm rented out

    the local authority told her the bond she would have to put up a bond of between ten and twenty grand to cover potential damage to the road which is a secondary one , assuming the bond is retrievable , i dont think that needs to be listed as a cost

    two metre culverts are costing 16 k + vat as there are something like eight of them being used

    anyone any idea how much the rest would cost , excavation , other materials etc

    perhaps a neighbour got one done ?

    I know a man that got one done a few years ago under an n road it cost 35k in total back then.

    did that but the price he quoted me seemed totally unrealistic , 21 k

    id have thought around 45 k minumum

    Read in farmers journal a good while back something like 40k

    If you can dispose of fill on site, hollow in field or whatever, it'll keep cost down.

    If Munster based ask Croome concrete for a quote; I've seen some of their work and it's tidy.

    croom work outside munster too and they were by far the keenest price

    I spoke to a guy recently who is in the planning stage and has a deal done for 50k all in, includes planning as far as i know.

    One in my discussion group, 55k all in but needed a sump to catch the water as no slope from it in either direction.

    Will it actually increase the value of the land by a sufficient amount to cover the cost of building it?? I would be very surprised if it did, unless there is very strong demand from local dairy farmers for large blocks of land, even then I'd say it would be better to lease it to one of them 1stly and only put it in if they agree to pay more for it. For any other livestock a normal road crossing is plenty sufficient for the once or twice a week that animals are crossed between blocks.
