Planning permission on land outside Rural Cluster Boundary

    Found some land which according to the local area map is in landscape protection area + outside Village Core / Rural Cluster Boundary. Current owner doesn't want to provide permission in writing for pre-planning consultation so the asking price has been lowered accordingly.

    I know it's dodgy but do I have a chance to build a house there?

    you will require the current owners written permission to make a valid planning application, so if this is an issue best get it sorted before you waste any time on a pre planning consultation

    edit: and in my experience its the default decision to refuse permission for development in special areas of conservation unless applicant is long term landowner

    Only if it's in an area where wind farms will be considered and if it's an SPA conservation area for birds then not a hope in hell. Check the council wind strategy map

    100% yes.

    Makes absolutely no difference.

    This "temporary structure" bs is a myth that has grown over time.
