New Pitch / Apex Roof on extension

    Hi All,

    Have a flat roof at present on an 18m2 extension (Note: Its a newly acquired house build c.50's with the extension built around the same time I would imagine). The flat roof is in need of some maintenance now, but instead of recovering etc., Im considering replacing it with a pitch roof (Hip type probably to avoid impact neighbours). The extension is block built and structurally sound. I'm just wondering what would the rough cost per square meter for the job be. Trying to put together a rough costing for a number of jobs that need doing.

    I will be getting 3+ quotes closer to the time, just trying to build up the outline cost. Have a couple of threads up here on different items.

    Does it require Planning Permission?

    As far as I can tell from my reading of the planning requirements I dont think so - i.e. under the floor area size, no material change, rear of house etc. I have read the planning act, and specifically schedule 2 - exempted development.

    Saying that i will explore this properly before I go further and contact the planning office etc. At this point in time just trying to cost up various elements.

    Note: Its a single storey extension.

    Is the current extension completely to the rear?
    Any portion visable from the front?
    It sounds like it may be exempt but best to confirm first.

    100% to the rear and not visible from the front. Its a terrace house.
