Planning Application Cost

    I was wondering what the average cost of a one off new build application for full planning permission would be. This would include all the necessary tests, assessments, employing an architect to do the planning application drawings and submission of the application ?

    4-4.5 would be average I'd say.

    would that include the full set of tender drawings or just the planning application drawings ?

    €3,000-€5,000 for Full Design & Planning drawings, documents and application lodged on your behalf


    Tender drawings would be charged separately, Id allow €2,500-€4,000 for full Tender drawings.
    (depending on what details would be required)

    Yeah im being quoted just under 4k to the planning stage
    About 8k to get to project completion. All the Architect fees

    I know an AT who does plannings for one off houses for €1500, excellent designs. 3-5k is crazy.

    Probably not. The 1500 fee is his money. The Opening post wants a total cost of which 3-5 k is bang on.

    the selection of a designer should always be done on the evidence of past work.

    I was quoted 1k for design cert and 2k for assigned cert by an architect

    The quotes above would include all outlays, so it brings your AT guy to the same level playing field. the €1500 is purely his pocket money and all expenses land on the client.

    Its like going to the garage for a service, Garage A quote €199 but Garage B quotes €99. You turn up at Garage B on Monday morning and they ask where the parts are for the service.....

    you never said what the project was did you...... you building a farm shed or a skyscraper ???
