Installing an ensuite

    Hi folks,

    Could anyone give me a rough idea of what it would cost to install an ensuite in a bedroom. Just a toilet and sink. The bedroom is upstairs at the front of the house (a semi d) and the only bathroom is downstairs at the back.

    Or would it be more cost effective to move the whole bathroom upstairs to the small bedroom above the bathroom?

    Building and fitting out an en-suite is usually the easy part, the difficulty usually starts getting water to it and more importantly getting the waste water away.
    For example, say you want to put in the front bedroom and all your drainage pipework is at the rear, then you have the tricky job of getting waste pipes to the rear. You also have to consider ventilation requirements as well and it must meet current building regulations.
    So a site visit would be required to determine the best options, but I imagine you might not get much change back out of 5,000 euro by the time its all finished including painting etc.
