Pre 63 planning issues

    Hi

    I'm in the process of buying a pre 63, 7 units, however 2 of the units were added on in 1994, there is no planning records, anyone able to advise if they see any issues with this

    Do they meet current Housing standards?
    If not, then you will have to bring them up to scratch, both Fire Safety and Living Standards.

    Thanks for the reply, why will I need to bring the property up to current fire regulations, 5 out of the 7 units are pre 64

    The new regulation may or may not require you to up the standard of each unit but that's why many are for sale now, because landlords don't want to spend the money bringing them up to scratch.

    The SCSI said that the purpose of the housing regulations is to improve living conditions, particularly for those renting pre-1963 units.

    Would be grateful if you could elaborate a bit more I want to understand the physical changes required, fire blankets , smoke alarms and extinguishers are a given

    Would be grateful if you could elaborate a bit more I want to understand the physical changes required, fire blankets , smoke alarms and extinguishers are a given

    You may have to fit passive and active fire control measures, compartment construction, fire alarm and detection which is interlinked.

    You may need to talk to a Fire Consultant or architect/engineer familiar with these types of properties.

    Googles fire safety notices, or fire closure notices, these are the types of enforcement actions taken by fire prevention routinely.
