Auctioneer fees for renting land

    Sorry if this has been asked already but in relation to renting land we know that if the agreement is for 11 months the tenant does not have to pay the auctioneers fees but does this also apply if the agreement is for 12 months?

    Yes. From this year on all cases of land letting, sales etc, the Landlord pays. Illegal for tenant to be charged.

    That said, there are plenty of cases where an existing 3 or 5 year Letting (not Lease, where landlord already paid agent) that are affected by the new reg this year.
    The norm has been for the tenant to continue paying the gorss amount he always paid (price per acre plus fee), but it is billed as a gross price per acre only, with no mention of fee.
    The cheque doesn't change and it was best way to keep agreements that were voided by the change alive, generally suiting both parties.

    See my reply above for the existing arrangements that were affected by the change.
    For all new lettings from this year, only consideration for tenant is price per acre. Landlord and Agent sort out their own arrangement.
