Changes to house that has planning before building

    I'm wondering is it possible to make changes to a house that has been granted planning. I'd like to move some windows and doors, move rooms around internally, and put in bigger windows.

    House dimensions will remain the same.

    Will I need to go through the planning process again or is it possible to get permission for these changes by talking with the planner?

    You can apply for alterations to an existing permision. Use a profesional who should consult the planners before lodging the application. Don't just build away regardless as that will cost more in due course.

    Internal layout should be irrelevant to the planning as long as the rooms comply with development standards etc.

    Moving windows does change the external look of the house, as does putting in bigger windows.

    First approach is to draw up what was granted (may already have these in your possession), then draw up what you want and approach the planner and ask would they materially change the planning as granted. In other words, you are asking if it will be ok to do the changes without planning.

    If that fails then a new application for alterations to previously approved planning as SB mentioned above.

    Off topic but on a related note, I find the carry on on the TV show with Dermot Bannon very odd. They are on site making quite large alterations to design literally as foundations are being dug, for example making rooms larger etc.
    I don't know how this complies with planning permission.

    I do try to watch out for this too, but its hard to make out if they make the actual physical dimensions of the build bigger or just re-work the internal layout to make the rooms bigger.

    I would love to see a Planning Complaint come in against one of his builds just to see if they are in compliance or not :)

    They were certainly pushing out walls last night on the show that was on.
    I noticed a window head dpc tray built in the wrong way too feeding water to the inside of the vertical dpc too.

    This is exactly why I'm confused. He seems to make changes in a whim. Different windows, making rooms bigger etc

    Don't want to have to go back through planning so will probably go with this approach and see what they will allow. If not I'll build what's has permission already and change internals.

    Yes I'm sure they do go for retention before broadcast but it's far from ideal to be on site working out room sizes on the ground and altering foundations as they go. Some of us would get hung out to dry if going on like that.
    There was a dispute about window head heights too with the builder last night. I Just got the feeling that Dermot is not putting in enough of the right kind of input, maybe distracted by tv show.
    I like his designs though to be fair.

    It's not a building / design show.
    It's entertainment.
    Staged.
    Only semi-real.

    I once tracked down a particular vendor listed on the RTE programe website and heard it from them - take nothing that you see on the show at face value.
