Engineer required - New build.

    We bought a house off plans.
    Solicitor advided to employ engineer for:
    Snag Lists / Structural Inspections / Pre Purchase Inspections.

    I dont know where to get one. The house is in cork city. Any help would be much apprecitaed.

    What do you mean by we bought off plans and now want to do pre purchase inspections?

    What do you mean by we bought off plans and now want to do pre purchase inspections?

    The house is now half built.
    Firstly, I need to check that the plans mach exactly whats on the plans.
    Secondly, everything else.

    Who is supervising work in accordance with the new BCAR?
    Are u trying to second guess this work?
    If so
    and if there are steel beams etc being fitted and will be covered up u need those inspected now, as well as certifying the steel and the welds, bolts etc.
    If it gets covered up and you need a second opinion, no professional that cares about their PI will do it without some pretty invasive inspection, and maybe not even then

    You need somebody to snag at the end I presume?

    Are you buying in a multi unit housing estate?
    The developers Assigned Certifier will oversee the works to completion and then you snag at the end.

    Under the be BCAR system there is a paper trail that should come with your closing documents including construction drawings, inspection plan as implemented and a copy of the completion cert from the local council.

    Put much better than I did:) I think its a second guess job without a full understanding of the process
