How accurate is the PRTB's register of tenancies?

Just checked the PRTB tenancy register for what is supposed to be my area. My tenancy wasn't listed; my landlord did fill out the paperwork when I moved in, including getting my PPS number, and told me he was going to register, so I had assumed he did.

But then I checked for the apartment complex as a whole (which is quite large, having about 19 distinct apartment blocks; I estimate at least 300 properties), and it would appear that there are only 3 tenancies registered for the entire place.

Then I checked the portion of the register relating to the greater county (incorrect according to the PRTB's clickable map) rather than the (technically correct) postcode/Dublin area, and I am registered, as about 150 tenancies in my complex. Thing is, almost all of them are listed in what is technically the wrong area: something to be aware of when searching.

Thread and thread title now redundant, but may be informative for some, at least as a lesson to check twice and/or use a different method before posting!

i find it very inaccurate. Tenancies I registered up to 2 years ago still aren't shown.

i think you should have received a letter in the post from the PRTB confirming registration of the tenancy.

Just scrolling through the PDF of the register for my area, and came across at least one address that is literally on the other side of the city/county. Should be in SCD, but was put in NCD.

At least it is also in the SCD register, but it seems likely there are similar errors. I see a Swords address on the first page of the SCD register, as well as addresses in Fairview and Lucan.

Oh, and the clicky map thing? The SCD portion links to Longford...

So, the moral of the story: just because you can't find a tenancy where you think/believe it should be listed, doesn't necessarily mean that it's not registered...

When in doubt email the PRTB to confirm registration, the register is notoriously inaccurate

What happens is that the Landlord gives the address that they have on the ESB bill or gas bill and the PRTB use that address but the actual in use address can often be different, one example is Rivercourt apartments in Tullow in Carlow is very often confused for the handful of apartments in "Rivercourt" in Carlow Town.

proper postcodes would sort out the mess.

Can anyone shed a light onto how you downloaded your relevant registry? Having real difficulty getting it- keeps asking me to log in and then the download never happens!

Don't bother attempting to log in.

PRTB.ie > 'Tenants' tab > 'Is my tenancy registered' > click on first question and there's an embedded link.

Scroll down and find the Excel file or PDF for your area. Don't trust the interactive map.

Click on it, submit the verification code, and it downloads. Using Chrome here, FWIW.
