Building garage with view to making "granny flat"

    Hi everyone,

    We recently bought and renovated a dormer bungalow in Cavan from builder's finish to our lovely comfortable home. With the house finished I want to get round to building a garage, as there is none there at the moment. We have loads of space -almost an acre to the back- and no problem overlooking anyone or anything.

    I know that keeping it under 25sq metres would allow me to be exempt from planning and to be honest that would be big enough for what I want right now.
    But the problem is that my parents-in-law are getting on in years and sometime in the not-distant-enough future there will come a day when they'll have to stay with us.

    Would you recommend:
    a) Apply for planning and building a bigger structure now and converting it into habitable quarters when or if needs be in the future
    or
    b) build under the 25sq metres now, then extend and change purpose in the future (subject to planning permission)

    If any of you have done something similar in the past any advice, opinions, costing or pointers would be greatly appreciated.

    Build for the garage now. If you get planning for the larger structure and the granny flat use now, and don't carry out the works then the planning will expire in 5 years time.

    I'm siding with you on this one.
    Gonna bring electricity and water connections out to a smaller garage anyway so ill have them there if a bigger space is needed further down the road.

    I should add that hopefully the wife's parents live forever.... In their own house! :-P
