Septic Tank Issues

    Hi folks,

    We had an offer accepted for a property with a septic Tank. We got an engineer out to inspect the property and he advised the septic tank does not conform to regulations. There Is no percolation system or man hole cover as well as its distance from the property. the property was build back in 1997.

    Our solicitor is currently handling this for us just wondering is it down to the vendor to resolve this issue before the sale proceeds as i have no intention of takign on such a job with no idea of the cost .

    Ideally it's the vendor problem
    Alternatively you would cost the work (5/10k), reduce the sale price, discuss with the bank retaining the specific amount until work is complete.
