Building Contractors in Galway

    Hi there...

    I am about to put in designs for planning and would like to get quotes from builders prior to this .... So I am just wondering if any people could recommend building contractors in Galway?

    Builders are hardly going to do quotes for you free of charge when your not even near ready to build. It's a QS you need to get now to price the design.

    As mentioned you will probably be paying the builder to quote you. I am just starting a major 3 month renovation job on my own house just outside Galway city. I got 3 quotes and had to pay from 250-400 per quote for them. Some builders use a QS while others will be able to do it themselves. Its a fairly big undertaking to do up a quote. Calling to the house, taking measurements, phoning suppliers etc etc.

    Have to say I found a marked difference in price from those who used a QS to those who did not. In the end I went for a builder who used a QS. As well as having seen some of his previous jobs first hand he was also the cheapest by 15 grand!

    I'll PM you the number of another guy who came highly recommened. He is highly qualified in building air tight, high spec A rated homes.

    Get a Qs to do a +\- 20% - your arch will help you select or get 3 quotes.

    A QS will only price what he's asked to. If the spec isn't accurate the exercise is moot.

    Tbh I'm at a loss as to how you have a house designed already, but no budget to achieve that design. How did you plan a house with no eye to costs ??

    that's ok, but whose budget has a 40% deviation ??

    Came across similarly recently in the West - 4 tenders for the same house, difference of 200k.............on a 350k budget. The issued tender to the builders was fantasy tbh.

    To be clear this is a pre-planning costing. How much detail do you expect to be provided to a QS at this stage? Would you stand over a less than a 20% variation where the measure is off planning info?

    You're right, which is why I think the SCSI pricing for the West of €1300/m2 is just as accurate. If OP wants better, bouncing it off a few builders may be the thing to do.
