Small damp area on tile grout

    evening all,
General rant about a small damp area in the grout between a few tiles in a downstairs toilet

The affected area is not more that a sq foot and mainly presents itself as damp tile gout. It is directly to the left of the toilet out about a foot and in is the run of the waste water from the sink so it's in the top right as you walk in the door, toilet in front and sink to the left
It's been there now for a good while and till now I've not been able to establish the cause

-We pressure tested the pipes, no leak
-I removed the toilet completely, dry underneath so no leak from pan, no leak either from waste pipe
-Blocked the waste water from the sink and filled sink, no leak there either
-It's not spreading nor is the grout becoming flaky, nor is there any sign of damp on the walls

It's a full mystery. I'm very hesitant to go pulling up the tiles, it's not a small job but this problem is bugging me

Can grout go bad and hold moisture from mopping etc?
No smart comments about p!$$ing on the floor either, we all very good aims:)

    Anyone any suggestions?
