Value of woodland vs grassland?

    I'm not a farmer but interested in a rural property being sold with a reasonable amount of land. I was hoping somebody here might give me a steer on apportioning values to the land.

    Its about half grazing land and half very old woodland. The entire woodland has been recommended by the council for a Tree Preservation Order so the timber has no commercial value.

    If grazing land in the area is averaging 10k per acre any idea what the woodland might be worth? i.e is there a rule of thumb to discount woodlands of this type?

    The grassland has no farm buildings or any sort of infrastructure; no road frontage, the only access being a right of way down a boreen. If land with infrastructure is worth 10k an acre presumably this is worth a little less?

    There are no entitlements etc with the land.

    The woodland has only astetic/amenity value. If it is accessible only down a boreen it has limited value for amenity development. I be thinkinh a value of 1-3K for the woodland.

    The agriculture land again poor access will limit it value unless there is a neighbour or two interestet that has direct access to it. Inarea's land by itself with out infrastructure is still worth 10K/acre. However with poor access and unless there is another active bidder 4-8K/acre.

    However it also depends on size of farm the larger it is the lower/acre value as well as the property and development potential. Finally at any sale it depends on how much the buyer wants it and all you need is two good bidders to change all assumptions.

    Fairly sure there are no neighbouring farmers with an interest as the land alone has been offered for sale for a while.

    I am trying to get idea of the value on the assumption there will not be multiple bidders or fervent interest. The property is in very poor repair. I'd walk away if a bidding war developed.

    Not sure if the native woodland scheme is still open if so it might put some return on the woodland for you.

    Unfortunately it seems only Element 2, Establishment of the scheme is still active.
    It look likes the conservation element ended in 2011.

    Depends a bit on location too, if near a town and county plans can often change. What County is it?

    If the seat's wet, sit on yer hat, a cool head is better than a wet ar5e.

    Its in Wicklow, not near a town, no good for a county plan because of the access issues
