    Any advice I have a Variable mortgage with EBS they are offering fixed at 3.5 for a year should I go with it.

    what rate are you currently paying?

    do you see EBS reducing the SVR in the near future?

    Are you in negative equity, or could you move your mortgage elsewhere?

    Check with them on expiry that the rate wont revert to standard variable. Loan to value variable would be better.
