Advice please on selling a site!!!

    It's my first post and bare with me, and I don't have a clue when it comes to selling sites!!

    Myself and my husband were gifted 20 acres of land, a big field, from a deceased family member in 2008. We are not from the area but my husband, who is a farmer, plants crops on it every year. We would love to build a family home (as soon as possible!) on our own farm but we have no funds for it. So we are seeing this land as a way to make our dreams come true.

    Ideally my husband would not like to sell the whole field, he has sentimental value towards it plus the fact he grows crops in it so we are thinking of selling a site or two on it.

    So basically I want to know, who should we contact first, estate agents or planners etc., is it worth getting planning permission on two sites or sell them without permission, how long should it take, are we talking absolute years?, any info that we should know? We are absolute novices.

    Any advice is soooo appreciated!!,

    I would start by getting a hold of the Development Plan, for the area, it will be available from your Local Auth. web-site, or at the office of the LA.

    That will tell you how the area is zoned, and whether anyone is likely to be successful in getting Planning Permission.

    As the folks here will tell you, you haven't got a site to sell, just part of a field, so start there.

    Then you could approach either a local Councillor, or a Planning Advisor ( Architect Etc ) and discuss if the field is likely to yield Permission for anyone.

    Thanks a mil for your advice!! We are going to head to the local planning authority on Monday and have a chat with them.

    We have never done this before so it's safe to say we are a bit lost!!
