    Hi,

    Looking for some rough estimations on how much it would cost to fix up a house we are currently bidding on.

    We haven't had a survey done yet but will once it has gone sale agreed, just trying to figure out if we can afford the work first.

    We would need to remove two load bearing walls. One is internal between the living room and dining room, the second would have been the old external wall of the house which has a small extension built on to it.

    (Its a weird lay out, the dining room between the living room and kitchen is a small dingy room with no window, just a small door)

    We would then need patio doors put in (currently a small wooden door so that would need to be bricked up), a kitchen, and to have the walls and ceiling insulated.

    We only have about 25grand to the work but could do anything non-essential over time. We have family to do electrics, plumbing and decorating and the bathroom in it is brand new.

    Also, when we are getting the house surveyed, can the surveyor tell us how much he thinks it would cost for all this work or do we need to get builders in for quotes?

    Would just like a ball park figure so we know if this is worth pursuing at all.

    Clearly, I have no idea what I'm talking about.
