Certifier for Small 6sq M job

    I am getting a porch extension and garage extension to the front so I had to get planning permission. As a result I have to fill out a commencement and completion cert for BCMS. None of the other certs are required. Has anyone found a certifier willing to certify small jobs for a price that is not in the thousands. Dublin Area. Please PM if you know of anyone who may be able to do it.

    You do not need an Assigned Certifier and you do no need to apply for a Completion Certificate.

    What you need to do is lodge a short form of commencement notice, with yours, the designer and the builders details and then build away, within the Building Regulations of course.

    it would be good practice to engage an Architect or Engineer to supervise construction and issue a certificate of compliance at the end.

    Researching this stuff a lot lately, as far as i know if planning permission is sought then you have to have an assigned certifier.
    A commencement notice only comes into it if the extension is below 40 sq mtrs and to the back of the house - the OP's extension is to the side of the house where planning is required regardless of the size of the extension.

    there are 2 types of commencement notice 1 for less than 40m2 and 1 for greater

    An assigned certifer is required where the floor area of new works is greater than40m2 , subject to certain rules around demolition etc

    What are the rules regarding demolition and certification when adding a small 2 storey extension? am planning on demolishing 3 walls of a 12.5 sq meter 1970's extension, and also partly demolishing the original back wall of the house to open up a new door, then rebuilding as a 2 storey extension with a flat roof.
