Garage conversion query

    Hi folks, myself and the wife are in the process of buying a house.

    We'll want to convert the garage and attic.

    Is planning needed for both? even from a quick search on boards i'm confused on the garage with some posters saying yes and some saying no.

    Also presuming if i need planning i need an architect?

    The quick answer is that all the exemptions associated with domestic building is listed in SI 600 of 2001

    The section that is relevant to the garage conversion is Class 1 on page 154, subject to the list on Column 2.

    However this is general, to make it particular and relevant to your situation you are best advised to talk to someone who has inspected the property for you.

    Converting the attic will depend on whether there is conditions on any planning permission for the existing house, if they are relevant to the building being constructed in compliance with the plans and whether they are still actionable. A good agent will explain this to you.

    Regarding any planning application, whether you need it or not. There is no need for any specific professional ability to be accepted to make a planning application, however, you would be best advised to make sure any agent you employ is indemnified and has past history of making valid applications.
