Planning Permission cost?

    Currently thinking of building my first house. I have a piece of land in rural Donegal near my parents house. How much would it cost me to get planning and start the site clearance/foundations.

    Is there a fee you now have to pay to actually start the works?

    I've been in Australia for a few years and people tell me it's cheaper to buy a house now as there is loads of fees for building new?

    There is no one fee suits all.
    You have to find an architect that will design what you want.
    You have planning fees, contributions and engagement of assigned certifiers for construction.

    You cannot simply lay foundations and walk away. The council has to issue completion certs etc

    You really need to get 3 quotes.
    I would not expect change from 10-12k for architects fees for planning and acting as AC and Health and Safety representation which is also now mandatory.

    There is at least one Architect from Donegal on this forum, he may be able to give you a ballpark figure for local work as I am based in Dublin.

    You will also have to pay Development Charges which, depending on the county development plan and services available in the area, could be anything from €2k+

    I already have a house design I want, I can get a neighbour who has a architectural and planning practice to do all plans and planning etc. He is not a actual architect so could he act as a AC? Who can act as AC?

    I would be building the house in stages, try to get it closed in by a certain time then start 1st fix a year later maybe and finish it a year or 2 later. I won't have a mortgage.

    No he cannot act as Assigned Certifier. Only Registered Architects, Chartered Engineers and Chartered Building Surveyors.

    Each local authority has their contributions published. You can call and ask them or your architect should be able to access them and it's simply a case of subbing them into your floor area calculation.
