Land transfer cost

    My uncle wants to give me a little piece of land on the outskirts of his farm (it adjoins my property). Its about 1/4 acre. He says he doesn't want anything for it, I only have to cover the costs of getting a valuer, etc. My question is, what are the things I would need to get done, and what would be the general costs of it all before its all done?

    Don't I have to pay a valuer, someone to mark the maps (engineer) No stamp duty needed.

    You will need to get a surveyor/engineer to prepare the map. The cost will depend on the complexity and whether the proposed boundaries are old established fences/ditches/walls that appear on the OS maps or new fences that need to be surveyed

    Yea, there's no restriction on who can prepare the maps as long as they are competant

    The piece he wants to give me is like the corner of an existing field- boundary is vague, just a bit of an old ditch, so the boundary line is not clearly defined. How would a person (engineer, arch tech, whoever) determine the outline- how would they survey it? Sorry for the questions, I just want to have an idea of the work/potential costs involved before I engage anyone.

    Consider the CAT issues for you as if you don't pay him you will have a CAT issue

    On the valuation, if the piece is now landlocked and will now be accessible across you land it may actually be more valuable

    You need to indicate clearly what you want transferred. If it's not clear on the ground, put down some stakes. It's important that there's no ambiguity and that you and your uncle knows exactly what is being transferred. If the new boundary consists of a couple of straight lines, he might survey it with a tape. If it's more complex, he may need to survey it digitally (with a total station or GPS)
