    Has anyone bought in phase 4? Have you been having any trouble with contracts being signed something to do with land registry and maps. Thanks

    Has anyone bought in the new phase of Moyglare hall? We looked at a 4 bed semi detached there yesterday. It seems 3 are already sold in the cul de sac, to be finished in May or June. 375k asking price. New entrance to be eventually opened after estate is complete which i guess could be another 2 years . Builders reckon price will go up after that, altho already v high price IMO.
    Any advice on area, I noticed talk of pyrite on this thread here a few years back which is very worrying !

    If its a brand new house then Pyrite should not be an issue-if it was started anytime up to 2010 and then stopped then it could be an issue. Ask for a quarry cert saying the stone infill is Pyrite free.

    Yeah thanks not as concerned now on pyrite with them being new builds and under the 10 year homebond guarantee.

    You think houses weren't under homebond before? You might want to check that and how that worked out....

    Just wondering if you got into your house ok in the end? We are hoping to buy 4 bed semi in next phase but seems it is a long time away..November before even started..

    Don't be fooled by the big farm beside the final phase. Cairn homes have purchased a good chunk of it and will be looking to build there in the future.

    Wouldn't be sure about lack of students in final phase given apartment block being built in close proximity to new entrance. They don't really highlight that in the brochure.

    Have a lot of friends of varying ages and stages of family life that live in Abbey. Grand estate. As ever though, with semi's, you can't pick your neighnours long term so you never know.

    There are no longer plans to build apartment block in final phase . Instead they will be terraced houses I believe

    I was hoping to see that one, did you see anything that you'd think is a problem?
    House seems to be on the market since end of April, it'd be time someone put a decent offer on it by now, dont you think?

    Without having seen the house inside, that area is nice and quiet.

    I think it's the asking price. Sold for 240k in 2014. The kit out looks to developers standard, which is decent havimg been in them. These are 3 beds with attic made as a 4th.

    Unsure what asking was on last pahse for this development. 5bed semi was 415k so that's probably where asking is coming from.
