Process of modifying existing planning permission

    Hi Guys if you could advise me in any way it would be much appreciated.

    We have full planning permission, we have not started the build but have decided to change the shape of the front porch. Could you tell me the steps involved - Would we have to apply again for permission? would there be a cost? should the Architect do this as part of the payment we gave for the overall planning or would their be a fee? Also could you tell me roughly the time period to get a decision from the council?

    1. Possibly not, ask your arch to do a sketch and discuss with the council. Assuming this is seen as a minor change
    2. Q1 determines: Possibly not from the council, assuming you are not increasing the floor area.
    3. ? Planning was your chance to have your say, that time is gone. The arch should be paid for making changes and dealing with the council at this stage.
    4. Depends on q1. Architect will advise

    Sure.
    Keep changing your mind and expect to get more work for nothing.
    Do it during the works with all the trades too.

    Hey Bryan, thanks for the advice and the help out. Much appreciated. Can I run one more thing past you please? You seem to know your stuff.

    We need our architect to sign a bank costings form but he told us he can't do this as he Is not registered. He told us that he could do it through another registered Architect for a fee of €3000. He failed to tell us this when we were hiring him and it was not until after we paid him the planning and design fees etc. Does this sound dodgy? Again, thanks for the advice.

    Sure.
    Keep changing your mind and expect to get more work for nothing.
    Do it during the works with all the trades too.

    Apologies strolling bones but I don't think it would be a good idea to keep changing my mind. As for trying to get work done for nothing I don't think you should recommend I go down that route either. Thanks all the same for the constructive input.

    Design & Planning is a fee stage separate from detailed design stage & construction stage.

    The new regs are adding costs to those who want to build and have affected the livelihoods many arch techs and others. We hope this will change shortly but you can thank Mr Hogan for this

    All that said your arch should have explained the process up front.
