fees and payments on buying land??????

    I'm in the process of trying to buy 4 acres of land. The woman is living in England so its all by phone call. She has to ring me tonight with her price for it. Then I will make my offer. Its a private sale so what charges and fees am I likely to pay??????? I want a rough idea so I can make my final offer.

    Im 34 No green cert. The land will be "rented" to my father. Im only buying it really for a site to build on. We have rented this land for 10 years so already getting payments for it. And whenever the ould fella decides to give the rest of the land to me ill have the extra 3 acres or so to add to it.
