    I am looking at renting a unit from light industrial to a sports based facility.
    Can anyone recommend some low costing architects who can help with this project and a solicitor who can help with the legal side too.

    Budget is not big at all, but really need to make this work?

    Also any advice on what I could be doing to aid this will help.

    Planning permision , fire safety cert, disabled access cert , health and safety supervision , construction drawings - there is a lot of red tape involved even the "cheap" architect will cost a lot. Be realistic about costs. Do you have a busines plan based on reality?

    just to break it down,lets assume a 100 sq m building

    planning fee = 360
    fire cert fee = 290
    disabled access cert fee = 800
    development contributions (DCC currently 93.42/m2) = 9342
    (each LA has different rates)

    total local authority costs = 10,792

    professional fees could equate to anything between 3k to 6k id suggest

    so budget €15,000 to get your statutory permissions in check (based on 100 sq m.... keep budget proportionate)

    this is before you start to fit out.
    check for start-up business grants available

    Just a comment on the "low costing architects" bit.
    I've seen bad architects / engineers cost their clients tens of thousands extra due to over-specifying to cover lack of knowledge, making key design mistakes, not thinking ahead etc etc.

    The cheapest quote for a job won't necessarily work out best value. A few quid extra for someone who knows what they're at and has lots of relevant experience is money well spent.
