Building (Cheap as Possible) Extension to Warehouse: Extremely Rough Estimate?

    Hi Guys,

    We need more space at the warehouse we use. There is room to the side of the building, currently tarmaced over and measuring circa 45m x 6m:

    I'm looking to find the cheapest way of using this or some of this space for extra storage.

    The 2 options I've been looking at are (a) prefab buildings. We can get a prefab installed that will run alongside part of this space and open up access with a door from main warehouse into it. I figure this might be easier but prefab/modular buildings seem pretty pricey.

    Lets say we wanted to do build this but do it as cheaply as possible. Could we build a wall closer to the fence in the foreground probably about as high as where the metal begins on building and have a roof across. This is probably about as simple a structure as you could get here. Any ideas how much this would cost to do as cheaply as possible. Windows or super build quality would not be too important as this would mainly be used for just storing boxes, the main aim would be to see how cheaply it could be done while having somthing that would not fall down too easily or leak!

    Any, even extremely rough, estimates of what you think might be possible would be much appreciated!

    You need an arch or engineer to submit planning, dac/ fsc , act as AD/AC then your looking at council contributions, and after All that http://www.boards.ie/vbulletin/showthread.php?t=2057414908

    Yikes! does the fact we'd only need 3 walls as 1 is there already help?

    By the estimates of your thread a 160m2 structure would cost €80k+ just to build.

    The equivalent prefab is 30k installed which I thought was pricey

    Am I missing somthing in the costs here? it's a couple of block walls and a roof!

    Used for commercial purposes, may stil require planning, FSC and DAC.
    you do realise the implications of extending a commercial premises don't you?
    Not only the building control act that comes into play but also the fire services act.

    Nope I don't know much if anything about this, so any info on what would be required would be a plus.

    We're looking to create extra space beside a warehouse of a business we do a lot of business with. We'll be paying for the prefab/rent for the space but I know nothing of what else would be required, whether planning permission would be needed, etc.

    If you have any advice on this I'd appreciate it.

    The prefab we're looking at is 4 years old and in current use as a school so should probably be pretty safe from a fire perspective.

    Thanks Bryan, much appreciated.

    Any idea how long this would be likely to take, is planning permission granted more readily for prefab/modular buildings than full blown builds? If it's a formality would it be possible to get the building in place and then apply for this and fire cert?

    Just trying to get a rough idea of how the process would work. Most sellers of new prefabs say they will take care of organising planning permission for you, but seeing as we likely to buy a used one we'd need to do this ourselves.

    PS, what does DAC stand for?

    The pre fab may or may not pass a fire cert. depends on the use of both buildings and the purpose group they belong to.

    First things first, this is not something you can get on this forum, you need to speak to an architect or engineer to advise on the real life issues on the ground.

    As Bryan says, if you have no contacts in this field, three quotes are required to get an idea of costs.

    Where is the unit?
    Might help with people giving local recommendations.
