2006 BMW 318i rattle

Hey guys/gals, I have an 06 318i manual that I bought about 3 months ago. Last Sunday, as I was about to drive from Donegal back to Dublin, I noticed a rattle coming from somewhere in the engine bay. I'm not very mechanically minded but I thought it didn't seem severe enough to not drive. Anyway,I got back to Dublin fine and have been just driving in for short trips for the last week. The rattle is always there but sometimes it's worse (louder) when cold and seems to be more prominent when accelerating. I'm trying to sell the car as I can't afford it anymore essentially and then this happened and I can't sell it on in good conscience in case it's the timing chain problem. I also don't have 1k to fix it if it is. I brought it to a mechanic in Santry yesterday who said it's either the chain or a problem with the tappets?

Basically, I wan't to know if anybody might have had previous experience of this problem with this engine? There is also a smell of burnt oil from the engine and the mechanic mentioned something about a breather coming off? I also feel like the car has a slight loss of power. I'm really hoping it's not the chain and maybe it's just a small problem that I could fix before selling the car on. Just hoping somebody could advise on what this group of problems is pointing to. Oh and I should say the car only has 124,000km and a full stamped service history so this hasn't arisen from neglect.
    Any help or advice appreciated.

That bmw has the n42 engine, so first thing to check is the timing chain tensioner, there is an updated part which costs around 20 euro. Make sure also that the oil level is topped up if needed as I suspect that your crank case breather system will likely be blocked, a very common problem on these engines causing the engine to burn oil.
