    Hi guys..just wondering guys what value agricultre land is worth.if it floods 6 months of the year..theres about 20 acres in it...15 acres..is level with the shannon river..and floods in the winter..limerick area...there is no road to the land...ide have to go across another farmers land to gain access

    One thing to watch out, if the parcel of land has no access, you will get NO payments on it. Just in case you didn't know is all.

    By no access do you mean using another farmers roadway or literally across his field? It's very difficult to say what land is worth against what will be paid for it IMO. Personally I'd want to be getting that cheap because flooding is one thing but I see land where I work in Kilkenny being flooded by the river nore, when the water subsides you still couldn't walk on it, due to it being saturated! Without seeing it less than 4k an acre

    There is a"right of way" about 300 metres across another farmers land from a public road

    Well if it floods 6-8 month of the year, you want to get it for nearly nothing. A rainy summer and you might only get use out of the land for 3 months, factor in no silage or hay cutting and probably fertiliser and reseeding are out of the question as the water will only take the nutrients

    So there 5/6 acres dry ground all year round...what value would the hole lot be worth...any ideas...all things takein into account..

    That is a question im afraid only you can answer and everyone will have a different answer but the only ones that count is the man that puts his money downon thetable.

    Land like other properties is very hard to put a value on.
    It depends on location condition soil type and who wants it.
    I know of land for sale for 300 an acre that nobody wants to people that paid over 100000 for a half acre site.
    The best one to ask would be actioneer or person selling and then what its worth to you
    Put in a lower offer and take it from there.
    My concern with climate change would be after a big flood some night would that land be gone down the river.
    I think average land price is around 8000 an acre but can vary massively on variables.
    If it was me at a guess 1000 an acre for flooded land 5000 plus for the OK ground
    But it really dependent on what its worth to the buyer and seller.
    Personally I would pay a lot more for land across the ditch than land 10 or more miles away
