Lucky Position But Advice Needed

    Hi All,

    Long time lurker first time poster here. I find this forum to be an invaluable source of good information and I now find myself in a position where I need the advice of you good people.

    We are in an enviable situation where our parents wish to gift us their home. Basically It has been agreed that I will raise funds for half the value of the home to give to my younger sibling. The plan is to then extend the house to accommodate my parents.

    The original house was a two bed bungalow, 15 years ago they built an extension (pp obtained) to bring us to where we are today at a 4 bed bungalow.

    I have so many questions and I do know i need to hire an architect but any advice here would be much appreciated.

    My preference would be to build on, my parents is for a log cabin, their thinking being that it would be less expensive and quicker.
    If i extended on to incorporate a Granny flat sub 40sqm would PP be required taking into account previous extension built with PP?
    Is one allowed to habitat a log cabin in a rear garden as a separate structure with PP?
    Can anyone living in a log home comment on what the experience is like?

    Regarding building costs, initial research indicates €90 to €120 per square foot. Stupid question alert but is the likes of arch fees etc generally included in these price indications or does this just cover Builders cost of construction?

    Appreciate any advice given, lots more questions to come I feel!
