Leak + Damage Repair & Home Insurance Questions

    I have a leak from one of the pipes going to the radiators upstairs which is leaking down through the ceiling in multiple spots down into the living room and hallway. This has caused one of the lights to come out of its bracket and some wall paper and ceiling damage.

    I was away last weekend and while gone my girlfriend got 2 emergency plumbers out, the first guy didn't know what to do and left but the second drained all the rads (I think) so the leak has stopped (call out charge 140euro - in fairness it was a bank holiday weekend etc though so fair enough), however we can't turn on the heating now.

    We also have a sewage outflow pipe semi-blocked downstairs, I dont know for certain if this is related to the upstairs thing or not. When the toilet is flushed the water stays high for ages, this isn't the end of the world as long as the jacks isn't flushed again til it eventually goes down, but also sometimes when the washing machine is on the drain out the back garden will overflow and sewage can come up. This obviously isn't good, certainly would spoil a BBQ anyway.

    The guy said he'd investigate further and get to the root cause next time but he wants us to lift the carpets or tiles and whatever else. I'm thinking about putting this on the insurance though, so I'm looking for a company or person that can do the whole lot - getting in, tiles, carpet, whatever it takes, fixing the issues once and for all (I've been patching this downstairs thing for years with getting people out to unblock at various times and stuff) and then putting it all back together again too, including if possible the damaged walls, ceiling, paint and the ceiling light.

    So I need someone to price this, the whole lot, and once I get the quote on paper from the plumber I'll go to the insurance co (the AA), and hopefully they'll give the green light and then we're in business.

    First question I suppose is if anyone has recommendations for a firm or company or tradesman that will do all of the above (and not just the plumbing alone) and has experience with insurance companys can they PM them to me? I know the charter dictates PM only which is fine with me.

    Second question is it this worth putting on house insurance, are they likely to give me a load of grief over it or even not pay out at all? I've been onto them and the excess is the first €600 - I'm guessing I could probably fix the leak alone for less than that but I would like to completely get rid of the issue and fix the plumbing here for good.

    Or am I dreaming here - should I just get a plumber to fix the leak and attempt to DIY the damage myself?

    Firstly I'd forget about the insurance as with a 600 E excess you should get it all done for less than that.
    Sewage problem. Are you sure the problem is confined to your property and not one of your neighbours. If it's only your problem then you need to either rod the drain yourself or get someone to do it for you or call a drain cleaning company like Dyno rod.

    Your leaking pipe. Did the Plumber you called out not repair to leaking pipe. Strange that he didn't if he's a professional.
    Overall it doesn't sound like a big job. But you may have to do a little decorating at the finish.
