Legal advise re tenant leaving fixed term

    as i was asking about legal advise so hoping this is the appropriate place to post.

    I got my existing tenant to sign a new 12month fixed term contract on the basis that he would "receive discounted rent rate as long as he stayed for the 12 months".

    He is now leaving before the 12 months will be up.

    Can i re-coup the difference in the rent from him/his deposit if he refuses to pay?

    I am not looking for the remaining months (of the 12) rent off him so this is the only money i feel i should be getting back as i only gave him the discount on the basis of having a tenant for a set 12 months and to avoid this very issue/hassle for me.
