Building an extension to the rear

    Forgive my questions. I don't contribute much but I read a lot so would value your opinion

    I am building an extension to the rear of my house. It will only be 8 ft out x 10 ft long

    I have 2 questions.

    My surveyor has suggested I build a parapet wall but will need permission from my neighbour as this is there wall also.

    What happens if my neighbour does not give me permission due to being in contactable

    Second. It's 4 Mtrs from the ground to the base of the window. Surly if I build on a parapet wall I'm effectively breaching the 2 Mtrs high rule on boundary walls. But it makes no sense if I step in and build a separate wall I can build up that high including the roof.

    Am I correct in saying yes this is the case

    Building a parapet wall allows you to get the most space possible while also allowing your neighbour to build using the same wall in the future if they decide to do that. If your neighbour says no, then you have to build the new wall on your side of the fence. Basically the gap between the new wall and existing bounday fence becomes a wasteland.


    The2m height restriction is for boundary walls only, it can be breached for the construction of an exempted development like your extension.

    So if I ask my mrighbour permission must get it in writing otherwise I need to leave the bounty wall and put a barrier between it and the house

    The extension is exempt from the 2 ltr high rule

    You should try to knock the boundary wall if you can get permission, then build your extension to within 50mm of the face of the boundary wall on your side. Then you can render your extension wall with it gone.

    Then you simply reinstate the knocked boundary wall. Most reasonable people will give permission so long as the boundary is not breached and the wall is put back. If you build a parapet wall the overhang from the capping stone should just be off the boundary. Make sure you mark where the boundary line is on the house before you start and get next door to agree with you if you can.

    Make sure your water from the roof does not cause interference with your neighbour, especially in the long term.
