    What are the most important factors to consider when building a new house ?
    For example
    1 building a house to position the sun to maximise solar gain
    2 building airtight house
    3 use mhrv system
    4 use green products when possible ( non voc paints etc )

    Design and build a house you can afford. €120 per sq foot for construction.

    Carefully consider what you need in terms of m2.
    Don't overbuild space that you won't really use.

    As far as you can build first on paper i.e. leave very few decisions left to make during the actual build.
    Have your windows, bathroom fittings, floor tiles etc all selected before a spade hits dirt - or get as close as you can to that ideal.

    I'd also Build with a Cavity Wall which can be filled and Insulated Ceilings to contain Heat.

    I'd also include Solar for Water Heating or at least make provision for future installation.
    Check the Water quality if you will need to dig a Well, as most Water in Ireland is both Hard and contains Iron which will need to be filtered out.

    Decide also if you need a Garage as it's cheaper to build it as part of the overall build.
