Detail on roof edge

    Hi all, we moved into our new built house three years ago, it wasn't lying empty for any length of time with recession as we moved in as soon as it was done.
    Recently I noticed the cement around the roof at the edge of the roof tile on each gable end is cracking and falling off leaving a open gap straight into attic.
    As the house is so new would this be covered under any warranty as I'd imagine it would be costly to fix?
    Any thoughts?

    no

    most defects liability periods would last 12 months at best.

    This would be an insurance issue.
